MODERN LIVING IN AN HISTORIC VILLAGE

Along the Merwede Canal in Nieuwegein, the Netherlands, De Roskam brings contemporary residential architecture to the historic village of Jutphaas. The development comprises 16 exclusive apartments in a neighborhood known for its characteristic streets and waterfront setting.

In a residential development where architectural quality and attention to detail are central, even functional elements such as staircases play an important role in the overall experience. Being seen and used every day, their design, proportions and material finish contribute to the quality and character of the building.

For De Roskam, the ambition was therefore to find a staircase solution that would fit the project's architectural standards and ambitions. Developer and main contractor Newbouw B.V. selected Hi-Con's concept staircases in Ultra High Performance Concrete (UHPC), combining the slender design with the cost advantages of a standardized solution.

SLIM STAIRCASES WITH A STANDARDIZED DESIGN

For De Roskam, Hi-Con delivered six prefabricated concept staircases and three landings in UHPC. The staircase elements are approximately 900 mm wide and have a thickness of just 60–65 mm.

The slender dimensions are made possible by the exceptional strength of UHPC, allowing the staircases to achieve a light and modern look while meeting the structural requirements.

Unlike fully customized staircase solutions, Hi-Con's concept staircase is based on a standardized design developed to make production more efficient. By reducing the need for project-specific design and production processes, the solution offers a balance between architectural quality and cost efficiency. This makes it ideal for residential developments where both the visual result and the construction budget are important considerations.

De Roskam is also the first project in the Netherlands to feature Hi-Con's concept staircases, following their use in numerous Danish construction projects.

What is UHPC?

DESIGNED FOR LONG-TERM PERFORMANCE

Aside from the architectural expression, the UHPC staircases offer practical advantages throughout the building's service life. The dense structure of UHPC provides high durability, with an expected service life exceeding 100 years and no structural maintenance required.

As prefabricated elements, the staircases are manufactured under controlled production conditions and delivered ready for installation, helping to make the construction process simpler and reduce on-site work.
