NATURE AND ARCHITECTURE IN PERFECT HARMONY

Amid the green landscape and artificial dunes of The Hague, Netherlands, you’ll find Zuiderduinen – a residential complex harmoniously integrated into its natural surroundings. The complex consists of 61 owner-occupied and rental apartments situated on a green deck, which also houses a daycare center and a secondary school in the building’s base. To preserve the area’s open and spacious feel, the development is divided into three separate buildings. Additionally, the project is located next to the International School The Hague (ISH).

Hi-Con Netherlands has worked closely with Atelier Pro and Pieters Bouwtechniek to realize the project’s striking balconies. These balconies, crafted in Ultra High Performance Concrete (UHPC), are both large and technically complex, with cantilever spans of up to 2900 mm and lengths reaching 8500 mm. This makes them not only functional but also prominent architectural features that complement Zuiderduinen’s design and vision.

UHPC MEETS MATERIAL REQUIREMENTS

The Zuiderduinen project combines high-quality architecture with environmentally focused innovations, where Hi-Con’s balconies were carefully chosen to ensure a perfect balance between aesthetics and functionality.

Situated near the coast, the project is subject to strict requirements for material durability—not only to withstand the harsh coastal climate but also to achieve a modern and appealing design. The balconies, with their unique properties and versatility, provide an ideal solution. Their slim profiles, with thicknesses of only 60/70 mm, blend beautifully with the building’s facade bands, and the elegant horizontal lines they create add a luxurious and refined look to the complex.

BALCONY DESIGN AND FUNCTIONALITY

Hi-Con balconies are made of Ultra High Performance Concrete, a highly durable and strong material that, thanks to its density and composition, enables slimmer yet stronger constructions compared to traditional concrete. For the Zuiderduinen project, this means the balconies could be executed with an elegant and slim design without compromising strength or durability. This creates a light and floating expression that not only enhances the building’s aesthetics but also maximizes natural light inside the apartments.

Additionally, the balconies offer residents wide, unobstructed views, which is particularly valuable for projects located near the coast. Hi-Con’s smooth and precise surface finish also makes maintenance simple and efficient, resulting in lower maintenance costs for both residents and building management over time.
